Property Estimate

The supply of any Property Estimate is made subject to the following disclaimer:

Any Property Estimate included in a Readibuyer report is a statistically derived estimate of the sale or rental value (as the context requires) of the subject property. An estimate is generated (i) by a computer driven mathematical model in reliance on available data; (ii) without the physical inspection of the subject property; (iii) without taking into account any market conditions (including building, planning, or economic), and/or (iv) without identifying observable features or risks (including adverse environmental issues, state of repair, improvements, renovations, aesthetics, views or aspect) which may, together or separately, affect the value.

 

A Property Estimate must not be relied upon as a professional valuation or an accurate representation of the market sale or rental value of the subject property. Readibuyer expressly excludes any warranties and representations that a Property Estimate is an accurate representation as to the market sale or rental value of the subject property.

To the full extent permitted by law, Readibuyer excludes all liability for any loss or damage howsoever arising or suffered by the recipient, whether as a result of the recipient's reliance on the accuracy of an Property Estimate or otherwise arising in connection with a Property Estimate.

 

Suburb and Street information

The supply of any information containing suburb or street data is made subject to the following disclaimers:

The sales, listings and agent information used to calculate the analytics in the suburb and street data may not be recorded or available for all residential properties at the time of publication. Readibuyer does its best to review data from all available listing sources but it cannot guarantee that all relevant information will be included in the suburb and street data.

 

Readibuyer does not warrant the accuracy, currency or completeness of a suburb and street information, and to the full extent permitted by law, Readibuyer excludes all liability for any loss or damage howsoever arising or suffered by the recipient in connection with the supply of Suburb and/or Street Information.

 

Floorplan Review

The supply of any Floorplan Review is made subject to the following disclaimer:

 

A Floorplan Review is a subjective review of a subject property’s floorplan generated using a methodology, without physical inspection of the site, and is designed for use solely as a guide to the suitability of the property for the customer’s identified purposes.

 

A Floorplan Review must not be relied upon as a guarantee as to a subject property’s suitability for purchase nor can it be used for establishing construction requirements for a site, or hazard or risk related factors.

 

Readibuyer does not warrant the accuracy, currency or completeness of a Floorplan Review, and to the full extent permitted by law, Readibuyer excludes all liability for any loss or damage howsoever arising or suffered by the recipient in connection with a Floorplan Review.

 

Maps

The supply of any information containing maps is made subject to the following disclaimer:

 

A map showing boundaries of a property is indicative only and may not be complete or accurate. Any map that is included in a Readibuyer report is not intended or designed to replace the certificate of title or land survey information. If you need a certificate of title or land survey information for any purpose then you can order these separately from the relevant government body.

 

Council, Zoning, and Development Information

The supply of any data containing council, zoning, or development related information is made subject to the following disclaimer:

 

Any data or information in a Readibuyer report containing council, zoning, or development related information has been obtained from a variety of third party sources. Any errors in entry of property details may lead to incorrect council, zoning, or development information being provided and the customer should always check the appropriateness of the information contained in Readibuyer’s property report against the actual property or surrounding properties (including physical attributes of such property).

 

Models, Calculators and Tools

The supply of any Modelled Data including through modelled volumes or through any calculators is made subject to the following disclaimer:

 

Modelled Data is a computer generated output from a mathematical model using available statistical and property data and must not be relied upon as an accurate prediction of current or future market performance or construed as advice.
